In the chaos of New York, true love can be hard to find, even when it's been right under your nose all along…

Love has never been a priority for garden designer Frankie Cole. After witnessing the fallout of her parents' divorce, she's seen the devastation an overload of emotion can cause. The only man she feels comfortable with is her friend Matt—but that's strictly platonic. If only she found it easier to ignore the way he makes her heart race…

Matt Walker has loved Frankie for years but, sensing how fragile she is beneath her feisty exterior, has always played it cool. But then he uncovers new depths to the girl he's known forever and doesn't want to wait a moment longer. He knows Frankie has secrets and has buried them deep, but can Matt persuade her to trust him with her heart and kiss him under the Manhattan sunset?

Don't miss Beach House Summer, the ultimate beach read by USA Today bestselling author Sarah Morgan! One woman forges the most unlikely friendship of all, and embarks on a summer of confronting her past in order to build the future she wants.

Since reading "Sleepless in Manhattan" I have been excited to find out about Frankies story. It took me a while to connect with Frankie and it was a rather a slow progress for me. I liked that she was a fellow redhead as well as a bookworm. I really enjoyed some of her bookworm nerdiness. I understood her insecurities concerning relationships and where she was coming from but this also made it a bit difficult to really like her. In the beginning she felt rather distant to me but throughout the book I was warming up with her. I really liked Matt though, still I had the feeling that I wasn't able to see his complete character. He was a wonderful, honest and caring man but sometimes I had the feeling he remained a bit shallow. I loved the moments between Matt and Frankie, they were really cute together but there could have been some more sparks. Sarah Morgan is a wonderful author and she captures the reader really quickly with her writing which makes it really hard to put her books down.
